With these tools and the continued dedication and dili- gence of the various boards and Town officials, we hope to minimize the impact of this growth through orderly planned development.
While we have not, as yet, approved a subdivi- sion under the Cluster Zone ordinance, several pro- posals have been presented. The Planning Board supports the cluster concept since it will allow for more open space to be retained in proposed de- velopments while allowing the developer to build to existing resid...ential density requirements. We have found, however, that a further refinement of the ordinance is needed and will be included in the 1989 Town Warrant. Two changes are proposed: one will allow for individual lot ownership and the second will remove the mandatory Homeowners Asso- ciation requirement in the case where there is no common property needed to be controlled and main- tained by an association. Also proposed for the 1989 Town Warrant will be revisions of our existing multiple-unit dwelling ordinance.
