Land is a comprehensive term; it covers every productive factor not covered by the term capital. There are two things which must be learned respecting land as a factor in production. The first is the commer- cial law according to which the productive forces in land submit themselves to control through work: the second is the conditions which give different values to different parcels of land. An explanation of the former discloses what is termed the "law of diminishing returns"; a statement of ...the conditions which determine land values leads to a consideration of the "law of rent." § 18. The Law of Return from Land. — The work of one who tills the soil consists almost entirely in directing and stimulating the productive forces which pertain to land. Nature seems to have no special regard for men. She is quite as willing to grow weeds for the flowers they bear as to grow corn for a harvest. If man wants corn rather than weeds, he must prepare the soil, sow the seed, cul- tivate the field, and gather the harvest.
