L. 183, 184; 16 PEOPEETY AND PEOPEETY EIGHTS 267 An estate at will is an estate created for an indefinite time, and terminable at the will of either party. If an estate is strictly at will, it may be terminated by either party at any time. It is customary, however, for statutes to require that a certain notice be given before either party can bring it to an end.^* An estate from year to year is one created to exist for an in- defini...te number of definite periods of time, and which may be brought to an end by either party, upon due notice to the other, at the end of any one of these periods. Estates from year to year partake of the nature both of estates for years and of estates at will. They were originally estates at will where it was customary to pay rent periodically, that is, by the week, month, year, etc. It was early provided that where rent was thus paid by the lessee, the lessor could not terminate the estate except upon sufficient notice to the lessee of his intention to do so.
